We improved, repositioned, and leased a portfolio to stabilize cash flow
After a ground lease default that caused some properties to sit vacant for years, we increased occupancy to 98% and increased net rents by an average of 10% for 13 properties on behalf of the Weinberg Foundation.
RESULTS
- Reviewed ground lease compliance and supported reversion of a portfolio of Kauai industrial mixed-use properties spanning 182,950 square feet
- Assessed marketability of properties that, due to a struggling ground lease tenant, suffered from deferred maintenance, high vacancy and below-market, short-term leases
- Identified key capital improvements to retain tenants and increase rents to market rate
- Determined property positioning and ideal tenant mix to align with long-term investment strategy
- Transitioned existing tenants to foundation leases
- Developed and executed a marketing strategy to fill vacancies
- Completed work despite the local government shutdown during the Covid pandemic
